HOA Legal Framework

The core legal framework of the Summerwood HOA is based on Maryland state law and Prince George’s County code. These laws establish the minimum standards that guide the creation and enforcement of the HOA’s Bylaws and Declarations (CC&Rs). They ensure the HOA operates within the boundaries of state and county requirements while addressing community-specific needs.

If a law or rule is not explicitly stated in the HOA’s bylaws or declarations, the state and county laws/regulations serve as the primary references for addressing the matter.

Community Representation

The Board of Directors represents the Summerwood Community in all HOA business matters, making decisions that serve the collective well-being of all residents. Elections for Board of Director positions are held annually and are open to all eligible homeowners. All financial obligations are required to be current and their property is kept within accordance of our bylaws and declarations. The Board of Directors are committed to transparency by regularly sharing updates through designated community channels and encouraging open communication.

By fostering engagement through polls, surveys, meetings, and committees, we ensure that diverse perspectives shape our initiatives. Together, we aim to build a thriving, inclusive community that reflects the values of all who call Summerwood, home.
